Job Purpose

The Lead Project Manager (PM) is a key leader responsible for overseeing project planning, execution, and tracking. They ensure projects align with organizational objectives and are executed efficiently. With expert communication skills, deep project management knowledge, and strong financial acumen, Lead Project Managers align projects with strategic goals and hold Integrated Property Services (IPS)  partners accountable for safe, on budget and timely project delivery. They also manage capital investments for the assigned portfolio of National Grid buildings and grounds. Leading highly skilled, cross-functional integrated project management teams, the Lead PM effectively coordinates and leverages the diverse skills and knowledge of team members to ensure successful program delivery. By prioritizing safety, functionality, durability, efficiency, and comfort, the Lead PM optimizes property capital investments to meet stakeholder and Business Unit goals. The Lead PM is a crucial leadership role within the Property Services Organization, overseeing investments in fleet electric vehicle charging infrastructure, diverse properties, including office complexes, control centers, data centers, and service centers, encompassing millions of square feet in New York State.

Key Accountabilities

Project Planning:

  • Support current fiscal year and multiyear program plans to meet business requirements, rate cases, and long-term forecasts.
  • Meet with stakeholders to develop detailed scope of work, initial Rough Order of Magnitude (ROM) project costs, and schedule expectations.
  • Prioritize incoming project requests in collaboration with relevant stakeholders.
  • Communicate project deliverables and schedule to senior management, stakeholders, internal staff and IPS partners.
  • Oversee suppliers and partners to ensure safe, timely, and budget-compliant project execution.
  • Develop, recommend, and administer projects within their budget, and ensure expenditures are controlled and maintained within approved budgets.
  • Support the development of a detailed 10-year capital project program and Rate Case submissions to address business needs.

Resource Allocation:

  • Engage project stakeholders and incorporate inputs in the planning and design process.
  • Work with procurement to contract qualified vendors/consultants.
  • Project development of detailed Rough Order of Magnitude (ROM) cost estimates and forecast all phases of design and construction, including conceptual estimating requirements by month and fiscal year

Program Implementation:

  • Execute projects primarily through third-party IPS partner.
  • Develop and maintain project documentation and records.
  • Monitor project progress, adjust plans as necessary, and guide the team toward successful completion.
  • Monitor IPS project managers to ensure adherence to scope, schedule, and budget.
  • Ensure compliance with environmental, safety, and National Grid standards.
  • Communicate project progress to key stakeholders and business groups.
  • Review project work for quality and adherence to standards, processes, and policies.
  • Submit new service requests to the local utilities as required.
  • Represent National Grid at municipal meetings as required.
  • Identifies building renewal needs to optimize life cycle costing, incorporates financial modelling risk assessment, schedules, and implements cash flow requirements
  • Support corporate sustainability initiatives on all projects.
  • Oversee planning, design, and construction of capital projects through internal and/or external project managers and partners.

Program Control:

  • Provide oversight of IPS partner and ensure accurate and timely project updates for leadership and regulators.
  • Monitor and approve project expenditures, track costs, and address variances with the IPS partner.
  • Manage IPS partner relationships, contractual obligations, and payments.
  • Hold IPS partner accountable for timely delivery of project deliverables within budget and quality requirements.
  • Ensure work order close-out tasks are completed on time, including punch list items, asset database records, and project documentation.
  • Review and approve project Change Orders with the IPS partner.
  • Additional job duties as assigned.

Qualifications

  • Schedule flexibility; select projects with off-hours and weekends as required.
  • Experience in construction and renovation of 24/7 mission critical facilities, i.e. hospitals, data centers, control rooms, or power generation preferred.
  • A Bachelor’s degree in engineering, architecture, construction management, and/or significant relevant project management, engineering and construction experience is required. Master’s degree in engineering discipline, MBA or relevant equivalent preferred. PMP Certification is preferred.
  • At least 6 years of professional development in architectural/engineering field or relevant experience is strongly preferred.
  • Expert knowledge of civil/site work, building systems, HVAC, plumbing, electrical, BMS, fire & life safety and related systems preferred.
  • Expert knowledge of applicable codes and regulatory requirements. Experience interfacing with local authorities having jurisdiction (AHJ) preferred.
    • Deep knowledge of NFPA 70E Standard for Electrical Safety in the Workplace.
    • ASHRAE guidelines
    • NYS/International Building Codes
  • Experience in the design and construction of Electric Vehicle (EV) Charger Infrastructure preferred.
  • Expert knowledge of procurement, construction contracts, environmental regulations, and building codes preferred.
  • Experience in the management of multi-million dollar commercial construction capital projects is required.
  • Understanding of project management software (e.g., MS Project, Primavera) and MS Office Suite preferred.
  • Experience in successfully delivering complex projects and leading project teams is required.
  • Strong influencing, negotiating, and interpersonal skills.
  • High level of personal initiative and ability to collaborate effectively with stakeholders.

More Information

Salary:
$131,000 - $153,000 per year
